Recent acquisition. I have a figure in mind with respect to it's value.
However was curious what fellow DNF'ers think.

Albeit only a city, of which is not the most populated city. It's noteirity & upscale, affluent residents compensate for the lack of residents other large cities may pocecess.

This is the type of domain with a really high ceiling to the right buyer. At this point the real estate market is not doing that amazing so I would hold it.

You are looking at a sale somewhere in the $XX,XXX range to the right buyer.

domainers, including me, would love it but realtors will already be branded with their own name so getting xx,xxx from a realtor would be a task.

I see whole city.coms for sale all the time for 5 figures that you would think realtors would love but they sit for sale for years and years.

$xx,xxx buys a LOT of adwords ;)

I sell real estate domains to end users all the time. They are very easy to pitch IMO.

When you have houses that are 1.5M - 5M+, the commission from one average sale that is from a lead generated by the domain will dwarf the cost of the domain itself.

What's your average selling price to the end users you "sell to all the time". I'm a realtor in Chicago...realtors incomes nationwide are down 25-50% right now.

Between $1K - $3500 for smaller cities with not a lot going on. Yes the real estate market sucks, but that is why it pays to have an edge now.

It's worth exactly what someone out there will pay for it :)

If it gets traffic naturally then it is worth more than that, because you can never get enough for those!

This is a good example of a name that you will sell for at least 10 times more than you could get here. It is worth more with traffic, but even with zero traffic this is the type of name you can really do well with.

Every year you have new real estate agents getting into the business, and old real estate agents trying to stay in the business. If you made a strong effort to contact real estate agents, homebuilders, etc. then you will eventually sell for at least 5K, and you could very well get much more. If it gets any traffic at all, the odds are that it is very targeted traffic, and you need to explain to those agents that just one new client will pay for the name many times over.

If you Google everything related to Aspen real estate, then you should be able to have a list of 50 or more potential end-users pretty quickly. Then take a look at their sites and maybe contact 2-3 at a time. It is funny that sometimes you will find people with terrible names (AspenRealEstate4You.com or something) who might be the best potential buyers, while others with terrible names won't be interested in your name because they just don't "get it". On the other hand, someone with a great name like AspenProperty.com might feel like they have such a great name that they dont need to invest good money in another.......or, they actually understand the value of a great name and will be interested in stengthening their business. You never know, so cast a wide net.

just an idea...

could launch as a brokerage for finding real estate.
you could list homes for sale and link buyers to agents and get a piece

i have strong roots in co and can help in various ways if you're serious about dev

after a revenue generating site is built and there is steady traffic - six figures is realistic to someone or a business

I think six figures is reaching. Low five figures up to 25k or so might be the ceiling, and even then you have to get lucky. Theoretically you could do better. If you had AspenProperty.com or AspenRealEstate.com you could dream a bit more. Though "Homes" is nice, it doesn't compete with the other two. I used to have a lot of "Homes" names, and even though they were in smaller markets than Aspen, it can be a tough sell.

AspenHomes.com is a good name, but you are not a lock to get 5k for it. It could happen, and I think it is the type of name that you wait to get lucky on....or create your own luck with a professional approach to a group of potential buyers.

Undeveloped, I would peg the domain in the low/mid $$$$ range.
According to City-Data.com, there's only 4,346 houses in Aspen:
(2,901 occupied: 1,472 owner occupied, 1,429 renter occupied)

I think I remember DenverHomes.com sold for 30k in 2006 or 2007...

I think 10k can be realistic if you are patient.
