Bangalore Office Space

I'm in the early phases of putting together a business proposal that would require me to open an office in Bangalore for 6-10 people with a business class high speed internet connection.

Does anyone have a rough idea on going rates for both office space and broadband in India or at least know any online resources to point me toward?
