Reason for Selling:
I developed this site to help me find leads for buyers looking for beachfront homes. This worked well but it is to difficult to find the time to travel as much as is needed to show the properties.
Revenue details:
This is the tricky part, the way I made money on the site is when someone came to the site and email someone about a home I would get a copy of the email. I would then contact the person and offer to help them find a home. You can only do this is you have a real estate license.
If I sold a home to someone I would get part (usually 3%) of the commission on the home. Most of these homes are multi million dollar homes so the commission checks were great when you sold one. You would make about $300,000 on a $10m home. Of course you do not sell a lot of $10m homes. Over the 19 months the site has been online I have sold $7.2m in properties.
Someone could generate revenues several ways. One is by selling real estate leads to realtors. They are happy to pay good money for a lead from someone that is looking for an expensive home on the beach.
You could also turn this into a paid listing site or just sell ad space or directory listings to realtors. There are many different ways to make money in the hands of someone that has time.
Traffic details:
This is a lower volume market with only about 1.5% of the US population having the ability to afford homes in this price range. We have averaged about 2200 uniques over the past few months and about 11,000 page views.
The site does have many top search engine rankings for a lot of different terms like "beach house for sale" "FL condo for sale" "Beachfront house for sale" and many others. It also has a lot of state specfic rankings like "CA beach house for sale" and "NC beach house for sale". You can download an seo report with some of the keyword rankings at www.beachfrontdreams.com/beachfront.zip.
Google shows 239 indexed pages and about 1200 backlinks. Many of them from one site that we have a link exchange with.
MSN.com shows 102 indexed pages and 104 in yahoo.com.
Marketleap shows 105,000 backlinks.

Of course there are a very limited amount of avalible beachfront properties out there so you will never have more than a few hundred listings. The most we have had on the site at one time was 97 listings and $790m.
The only overhead is the hosting which is $15 per month on a shared server. We have never run any type of ads but we have recently been speaking with the dupont registry magazine about running an ad in their print magazine.
We do have a lot of realtor who list properties on a regular basis and we also go to realtor.com and find listings and email the realtors and ask them to list on the site. We also get a monthly subscription to the dupont registry and we contact the agents in that magazine that have beachfront properties.
All agents can list the homes themselves but some just email us and tell us they have a listing and if we want to put it on the site we can.
This is a great site and a real money maker in the hands of someone that can spend some time on it. There is no real competition out there that just sells beachfront real estate. The beach house rental market would be a great expansion as well.
I would also be open to selling 50% of the site as well provided the buyer has some time to spend on the marketing and development.
