this type of domain brings 10K a month for me to let a lawyer that does murder in a heavy population city like boston

so anyone want to put a value on it

when I develop it with minor work it instantly pops page one in that city for that term and I GUARANTEE the page one serp to my clients

then I get them discounted ppc on that term in that city

so a murder lawyer in boston gets 50K to 100K a case

sometimes more

so what's the value of a gem like this

anyway learning what is WORTH something yet?

it's all about what will a local professional PAY to LEASE the domain, so the real value is in development, you get a tenant on a jewel like this, you make 100K a year and 25% of the ppc budget

that's my 'business model'

it sure don't get a ton of traffic a keyword like this

but the lawyers in boston who want murder clients

they will buy ppc for big bucks

and when they can associate that ppc budget to a keyword like this

they get discounted ppc, top of rotation and usually #1 MAP

do if any 'experts' want to venture an 'opinion' on a money maker like this .com

I think it's worth 120 X's whatever I can lease it for monthly

10 years cash flow

that's what I show them on my 'books' for

now if anyone has a better evaluation method, please do 'enlighten' me

I'm confused ... are you asking for appraisals or just telling how you appraise domains?

that a domain is really only worth what it can make in revenue not what some wholesaler or end user offers it

I see some nice domains here getting tagged with nothing 'appraisals'

so if some of the 'experts' here want to hang a number on it

I say any domain is worth 120X's on the books what an end user will pay IF it's developed

that's why I put multiple valuations in my appraisals here

X for wholesaler
y for enduser
z for a multiple of revenue if you develope it

I got a bunch of legal terms developed and yeah they all fetch huge monthly residual fees

as long as you can stick them on page one and find a lawyer that wants to take the calls they get

so maybe some here now will realize how they look at domains as to 'values' is all wrong

the bottom line is

a domain is worth a multiple of what you can get for it monthly after minor development for an end user

development isn't 'hard'

it's pretty simple actually

so I'm posting some names to get appraisals

and yeah, I'm explaining what I think it will bring monthly and what it should be worth

so maybe some people start to realize that when that throw numbers around here
