I have a couple instances where potential buyers want to pay through paypal, in which case I prefer to have a written sales agreement due to all of the horror stories I have heard about chargebacks.

However, people seem to balk as soon as i bring up the mention of a sales agreement. I am as professional as could possibly be in my delivery of any sales related email, explaining that the contract protects the buyer as well as the seller, trying to instill complete confidence in the sales process.

As a buyer, I don't like dealing with contracts myself if it can be avoided, but I respect the fact that there's a transaction between two people who have never met eyeball to eyeball and only know what you are able to sleuth out through whatever trails of internet info you can find.

For instance the guy I'm dealing with currently, only emails me with a first name, no last name. If I was totally straight I would just reply asking one good reason why I should trust someone who took pains to set up his email so as not to reveal his last name.

anyone have any opinions on this?

If you don't feel comfortable engaging in the transaction, just don't.

How much $ are we talking?

Alternatively ask for a phone number and have a talk with the other party.

The fact that he hasn't revealed his last name is shady. If he isn't interested in a contract at all, suggest an escrow service. If he refuses an escrow service, then I wouldn't bother with him anymore.

Use Sedo.
In the worst case you don't loose the domain (or money).

well, using sedo would involve a commission which cuts out of my profit, so I'd rather sell direct. I did suggest escrow, and in fact, the fees are less for escrow.com then for using paypal so thats really the best option in my eyes.

Seller has now given his last name, but only after I have already revealed I knew it anyway. As a domainer I always get to know my buyer before entering talks ;)

a lesson to any end-users reading this, don't bother trying to mask your identity to domainers. we are miners of information

The fact that the buyer is trying to conceal his/her identity is not necessarily shady. For one thing, they are on the other side of the fence, and are less paranoid than the seller. Also if they are an end user, or represent one, they don't want you to find out about their financial means :)
