Domain rental agreement?

Does anyone have advice on how to handle a rental agreement for one of my domains? I have someone interested in either buying the domain outright, or renting it on a month to month basis. Do any of you have a rental agreement that I can work from? Any suggestions on where to start with this?

Thanks a lot for any help!
