Yes, golf hotel is common in the market. and demand for .xyz is increasing.
I appreciate your thinking. But IMO a low four-figure BIN with make offer option would be good.

zero value it is available for low xxxx in much more desirable extensions pretty sure sending a 500$ offer to any of the sellers they would take it leaving you selling the domain and the idea of .xyz being a successful extenion to your end-user
