How to manage direct advertisement on my site?

I have recently received numerous requests to advertise on my site. I have a few questions about this.

Is there software that I can use (as the web site owner) to manage advertisements on my site.

For instance, if I would like to know the exact CPM or CTR for a banner placed on my site, is there software that can tell me this? If the advertiser wants to see these numbers, is there a way for him or her to do so without relying on me to tell them?

Also, is it common to have a contractual agreement involved when dealing with direct advertisement?

to have a good revenu from any CPM u must have a permanent good , quality content. !

I was looking at buysellads.com the other day, you might want to check them out. As far as I understood, they take a decent cut but do everything for you. Something like adsense, you place the code on your pages and let them sell your inventory, collect the money and pay you.

BSA works well, but 25% hurts a bit... Yet again, they have names like Shutterstock, Depositphotos etc. You got to have high quality sites to get accepted though, no minis or mass developed sites.
