Monthly keyword searches and domain value

Most of the high-end domains have hundreds of thousands if not, millions of searches per month.
My question is, is there an exception when a valuable domain does not have a high search volume? (Besides the obvious developed site with traffic)

if there is high search volume then there is demand for that domain ...

anyone can make up a short name, but if no one is searching for it where is the value? You would have to brand it yourself and build value.

So I believe there is a correlation between search volume/domain value. Not always linear, and can vary a lot but in general; just another metric in valuation.

a domain can sell for high price, which then makes it a high-end domain

that domain could have been acquired long before it's terms became popular.

or the term only becomes popular (branded) after the domain is sold for high-end price

or a domainer who only sells domains at high-end prices, regardless to search results or revenue because of his reputation and experience alone.
