Need Lead Generation website template

I plan to set up a pool removal lead gen website and looking for recommendations of any good templates out there.
I'm new to this so the easier the better.

Well, thanks for not putting me on your can-spam list so I get updates of this stuff... I wouldn't mind those emails, but if you start sending me make $500 an hour with AdSense, I think they will go to the trash. You know my email, opt me in or direct me to the lead gen to hop aboard!

Try the Warrior forum - they usually have some WSO's running that have cheap templates that are geared toward "offline" businesses.
I just bought this package - haven't used any yet though.

Damn, he made $12,800 with those using those themes?! WSO = World's S* Offers. He made $12,800 selling his WSO to "developers" with the last glimpse of hope in their body to try and make money and probably paid people to comment saying they're so great as they're clearly reseller right WP templates that he bought, packaged up and sold in masses.

Does anyone have a good template for the legal blurb to protect owners of Lead Gen sites?
I guess I'm talking about the Terms and Conditions or Privacy Policy usually linked in the footer.
