what are the niches where there are lot of buyers ?

Try concentrating on up and coming trends. 3D is a big one at the minute for example and were seeing a few hand regs related to 3D technology in the hope that the industry continues to grow and the domains will turn into gold mines!

I would avoid the Olympics as an up and coming topic at all costs though, as they're being really aggressive about protecting the trademark and all related terms!

Depends.

For services, go with high RPC terms with moderate amounts of search for less competition.

For products, anything that people can't pick up from their local walmart, unless you can sell it a LOT cheaper.

And yes, if you know something about the subject, it is a definite bonus.

Focusing on narrow niches has worked with a lot of people.

I've been stuck on deciding on a niche or two to investigate, as I have so many interests it is hard to narrow it down. Secondly, once I do narrow it down a little and start doing a little searching...I find that someone(s) have already beat me there. I think the best advice is finding future trends before anyone else does, so you have to think outside the box here...

Try focusing on Products or Services - and narrow it down from there to a specific niche!

Does this make sense?
