I don't think you can find good legal document for free.
Check with John Berryhill here - he is an expert domain lawyer.

there was a nice thread about it a little while ago on DS with a link to a standard leasing agreement but the link has been removed.

I'm sure the member would help you out if asked.

If the domain is of high value it would be better to have a lawyer draw one up to plug any holes as UDRP's have been filed for lease domains.

If you can't afford to get a lawyer or use escrow service, go to best buy and buy a legal software to assist you.
