I recently acquired this domain and looking for an appraisal.

Broward County, Florida population = 1,766,476
Broward Health, formerly the North Broward Hospital District, is one of the 10 largest health systems in the U.S. They own the .org and .net

TM Issues? I don't think so.
Their TM says "NO CLAIM IS MADE TO THE EXCLUSIVE RIGHT TO USE "BROWARD HEALTH" APART FROM THE MARK AS SHOWN"

If they were interested, low five figures. It has decent searches, and maybe some type-in traffic, but if you used it to cut into them, they could and likely would come after you. Still need to be careful with it under common law TM. I'm not sure any of their competition or other local outfits would want to take on the confusion of owning this one, or the potential battles. Best bet is to develop a generic portal and hope the .org owner makes an offer or you make some ad revenue (direct ad sales would be most lucrative).

That's the plan. Just going to build it out and wait for them to come a knockin'

Any other appraisals/what I should ask for when they want to buy it.

There is a HUGE billboard off I-95 that has the name BrowardHealth.org plastered on it, seeing that you live in South Florida you are probably aware of this billboard. At least the domain predates the TM, Im sure there is some pretty decent traffic coming to the site but I would still shy away from putting ads on there until the site is fully developed.

Ya Ive seen it, that's what prompted me to investigate the .com

Could be developed as a 'medical' portal of doctors for BC

not a big asset for portal development, but if you are in BC and know doctors, you get some page 1 serps and then do a monthly listing cash generator

It would fall into the $xx,xxx category of valuation, IMO.

Chances are, all their email addresses are established under .org, so ownership of the .com would be nothing more than a formality.

Doctors' offices, hospitals and the like are very difficult to sell anything to.

My course of action would be to come in with a six-figure price to the tune of $100,000. Send the "Webmaster" or whatever contact you are able to establish is the right decision maker for domain names a letter via registered mail with the offer.

At that point, one of two things can happen.

1. They respond with interest - best case scenario is they'll pay your asking price, worst case is they'll offer you $20.

2. They don't respond - but it's on their radar. So, if you build out a site which they can't bully out of you, and they end up losing business as a result of it, then they'll be asking you for the domain, and you're in the drivers seat, and maybe the asking price has had a zero added to it.

If they don't respond to the letter, do a follow-up call. Persistent follow-ups is the key to successful sales.
