After a couple months of negotation I have now leased a 3 letter .co.uk for £30k per year on a 3 year no out contract. Turning down a 100k offer in the process.

This is the 4th domain we have leased this year, and to be honest its all been really exciting.

People are more willing to part with a monthly fee than a big upfront cash investment, and while they market the domain, they build future resale value.

Its WIN WIN, and something every domainer should consider when responding to offers.

Excellent! I have been thinking this too. Do you still show it for sale somewhere? On websites, or on the domain record?

Can you end the contract before the 3 years, if you sell it?

Does the current Lessee have a right of first refusal, if you get an offer?

ksinclair, this domain I promoted for sale on an affiliate forum (affiliates4u). While not actually advertising the fact that I was selling it, I posted a comment like (I own domain.co.uk) and I am looking to better monetize it, can any one suggest suitable partner.

Not realising that many of the big site operators use Affiliate forums to buy up traffic, leads and sites. I must have got about 5 offers and still do from that single post.

I can end the contract if the client breaches it, I cant, nor would I end if someone wanted to buy, that would be bad business. The lessee does have the option to purchase at the end of the term.

I have been leasing for about a year now, and have 5 domains out on lease. Varying from $500 a year to $50,000 per year, and the ones on the lower end of the scale ($500) earned ZERO parking, so this is a great way to boost revenue.

The key thing is that the companies spend money, time and resources promote a domain that you own, so even if they do not renew for another year it is likely that the domain will have more traffic and earn more. (more valuable)

I no longer Park domain names with a parking company, I have all domains pointing to a single IP address and use PHP/MYSql to track incoming keywords and search phrases to better target and understand the domains audience, also use some APIs and google suggest to generate more related keywords (and a few other tricks). I am pleased to say that I earn considerably more now using adsense than have done parking domains, I have also seen a 500% difference in traffic figures, which leads me to believe that many parking programs are simple filtering out too much traffic that converts in order to keep their own conversation rates high.. (Bot traffic is filtered and IPs are also filtered against www.geoip.co.uk to get threat levels etc)

I have some FANTASTIC developed sites now and continue to develop, as being armed with real analytics allows for a better understanding of a domain and how to better target it.

Affiliate companies no longer allow direct domain redirects, however if you approach the advertiser directly with a good keyword domain they do get interested, either buying it or rent it for the year.
