like what do you mutiply the monthly income by when you are going to sell the site or do you do it by years or what. thanks

it really depends.
if it is a good name earning ppc, is it a website with income ...etc...
assuming it is a site, I would use this (and it does vary, so use it flexibly).

domain name price premium (if it applies for a good domain)+site worth in strict terms (development cost)+traffic, and then add 3-5 years of income for a total price.

current revenue and of cause how long will the revenue keep coming in.

The more of a revenue history you can provide, the more stability you can represent, so the more you can ask for. This applies to any domain or website you're selling.

If me, i will strongly focus on web traffic, market niche and it's performance on search engine. Income doesnt really matter, you can build it easily as long as the visitors is targeted to a specific market

Yep im still waiting for ebay and amazon to get back to me after offering them 10 times there yearly income LOL,Just proves there just is no ball figure really just like domains !

This is a key factor ...

Is it real traffic, or artificially generated traffic ... where is it coming from (was there a cost to generate it?) ... is the traffic relevant to what you want to use for the website?

As a rule, I don't buy developed websites ... but I have on several occasions because the domain name was one I wanted to use for a specific development project I had in mind ...
