HI

if you've already listed it for sale on the forum... at fixed priced -
then an appraisal might not benefit that sale

or, perhaps the appraisal could be much higher than your fixed price
then, you might feel like you cheated yourself.

i'd do one or the other, but not both at the same time.

imo....
